Costs by property

Cost of new windows for a terraced house

A terraced house has only a front and a rear elevation, so it typically needs six to eight windows rather than the nine or more of a semi. In uPVC that is roughly £2,400 to £5,100 fitted. Access through the house and conservation-area rules usually matter more here than the window count.

Terraces are cheaper to reglaze than people expect, because two walls are shared. The complications are logistical and regulatory rather than numerical.

Worked example

6 windows

uPVC
£2,400 – £5,100
aluminium
£3,600 – £7,500
timber
£4,800 – £9,600

£2,400 – £5,100

These figures come from published industry price guides, not official statistics, and several of those sources are installers or comparison sites with a commercial interest. They are a starting point for a conversation, not a quote. Your installer sets the actual price after measuring.

Everything comes through the house

Most mid-terraces have no side access, so every old frame comes out and every new one goes in through the front door and down the hall. On a Victorian terrace with a narrow hallway and a turn at the bottom of the stairs, that genuinely constrains what will physically fit.

It also means dust sheets through the whole ground floor and a longer day. A good installer will walk the route at survey; ask them to.

Rear access and scaffolding

If the rear is reached only through the house or over a neighbour's yard, scaffolding to the back becomes a conversation rather than a line item. Some terraces are worked entirely from inside using a tower, and some need the neighbour's permission.

Raise it early. It is the single most common cause of a job taking longer than quoted on a terrace.

Conservation areas and the street

Terraces are disproportionately likely to sit in conservation areas, and the front elevation is what those designations are protecting. An Article 4 direction may remove the permitted development rights you would otherwise rely on.

Where that applies, the usual outcome is timber or slim aluminium to the front and whatever you like at the rear. See the guide on conservation areas before ordering anything.

Questions

Are terraced houses cheaper to reglaze?
Usually, because two of the four walls are shared and there are simply fewer openings. Access can claw some of that back if the rear is hard to reach.
Do I need my neighbour’s permission?
Not for the work itself, but you may need their agreement to put scaffolding on their land or to work at the boundary. Ask before the installer turns up.
Can I put uPVC in a terrace in a conservation area?
Sometimes at the rear and frequently not at the front. It is decided locally, so check with the conservation officer rather than assuming from what a neighbour has fitted.
